Staging isn't about making a home look pretty. It's about selling faster and for more. Here's what it did for three of my recent Manhattan listings.

 

Thinking about selling your home and wondering if staging is really worth the time and money? It's a question I get asked all the time, and the answer might surprise you. Staging isn't just about making your home look pretty. It's about making sure it sells faster and for more money. But is it always worth the investment? Let me walk you through it.

A few of my recent listings tell the story. I recently listed three properties: The Plaza Hotel 1711, 50 Bridge Street 618, and 207 East 57th Street 29A. All three were exceptional, with strong fundamentals, great layouts, excellent neighborhoods, beautiful buildings, and smart pricing. But I knew staging would make all the difference

Once staged, these apartments transformed completely. Empty spaces became inviting, intimate living areas, and buyers could instantly picture themselves living there. The result speaks for itself: 50 Bridge Street 618 received multiple offers within a week and sold above asking, and 207 East 57th Street 29A saw similar success, drawing multiple offers almost immediately. Staging didn't create value where there was none. It revealed the full potential of these homes.

Staging helps a home sell faster. When a space is staged, buyers don't have to work to imagine a life there, because they can already see it. Empty rooms can feel cold, unwelcoming, even confusing. With furniture and decor in place, buyers can picture how their life fits into the space. The data backs this up. According to the National Association of Realtors, nearly half of sellers' agents report that staging reduces the time a home spends on the market. And the quicker your home sells, the more money you tend to keep.

Staging strengthens the offers you get. When a home feels lived in and thoughtfully designed, buyers often bid higher. Staging highlights a home's best features, softens its imperfections, and creates an emotional connection that leads to stronger offers. NAR's research found that close to 30% of agents saw staging produce a 1% to 10% increase in the dollar value buyers offered. In a market like ours, that kind of lift can more than cover what staging costs in the first place.

The cost is an investment, not an expense. Yes, staging costs money. Some of it costs a lot, some of it less, and some of it I handle myself. Depending on the size and style, staging can run anywhere from a few hundred to tens of thousands of dollars. But compare that to the potential increase in your sale price, and staging can more than pay for itself. In my experience, the return tends to be more than worth it.

The right staging is what makes the difference. Don't underestimate the power of great interior design. Staging isn't just about adding furniture; it's about purposeful design: neutral tones, functional layouts, and flow that showcase a home's strengths. Good staging can make smaller spaces feel larger, highlight natural light, and create a sense of home that buyers respond to. That's the difference between furniture in a room and an experience a buyer falls for.
